Built in land since 2018
Olmstead Properties started in Arizona and grew through the hands-on work of buying, improving, financing, marketing, and selling rural land. That multi-state experience supports a practical approach to every property: understand the land, present it clearly, and build a sensible path to sale.
OP also works alongside sister company Olmstead Lending to manage and sell land obtained through note workouts, deed-backs, or foreclosure. That is one supporting function within OP’s broader land business.
Our focus is the land we manage and sell. We are not actively marketing for new properties, but may consider a specific opportunity brought directly to us when it fits.
Meet JT
JT Olmstead founded Olmstead Properties in 2018 after nearly a decade as a network engineer. That systems background still shapes the business: inspect the details, communicate directly, improve the process, and follow through.
JT leads Olmstead Properties day to day, overseeing land asset management, marketing, financing, and sales. He also leads note acquisition, underwriting, portfolio management, and recovery decisions at sister company Olmstead Lending.
While managing his own land-note portfolio, JT built Terra Notes, originally called Your Land Loans, to help land investors organize loans and collect borrower payments. He later sold the company.
JT is an Arizona native, husband, father of four, and lifelong problem solver. Family, faith, and travel keep the work grounded: land is not just a line on a spreadsheet, but a place someone may use, enjoy, build on, or pass along.
