Privacy Policy
Effective Date: 01/01/2026
Last Updated: 07/21/2026
Olmstead Properties, LLC (“Company,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you visit Olmstead.Properties (the “Site”), subscribe to updates, contact us about land we own or market, communicate with us about an existing transaction or recovery-related matter, or submit an unsolicited land opportunity.
Olmstead Properties manages, markets, and sells land assets. We are not actively marketing or soliciting for new acquisitions, but we may evaluate unsolicited opportunities case by case. We also work alongside Olmstead Lending to manage and dispose of property obtained through note workouts, deed-backs, or foreclosure. Submitting an opportunity does not create an obligation to review it, respond, negotiate, or make an offer.
Please read this policy carefully. By using the Site, you acknowledge this policy. If you do not agree, please do not use the Site.
1. Information We Collect
Depending on how you interact with us, we may collect:
- Contact information: your name, email address, telephone number, mailing address, and other information you voluntarily provide.
- Inquiry and property information: the subject of your inquiry and information concerning land we own, market, service, recover, or may evaluate, such as ownership, parcel numbers, legal descriptions, acreage, access, asking price, and property characteristics.
- Transaction and service information: information needed to administer an existing purchase, sale, financing, servicing, default-resolution, recovery, or REO matter, including relevant agreements, closing records, payment information, and correspondence.
- Public information: property, title, tax, court, and other records available from government or commercial sources when needed for land management, transactions, opportunity evaluation, servicing, or recovery work.
- Device and usage information: IP address, browser type, operating system, referring pages, access times, and pages viewed.
- Communication records: emails, calls, text messages, form submissions, and voicemails. Communications may be logged or recorded where permitted by law.
2. How We Collect Information
We may collect information directly from you, through Site forms and cookies, from parties involved in a transaction, opportunity, or recovery, from our related companies when needed to address your request, and from public records or service providers.
3. How We Use Information
We may use information to:
- respond to inquiries and provide customer support;
- manage, market, finance, and sell land assets;
- evaluate unsolicited land opportunities and administer transactions, contracts, financing, servicing, recovery, and REO matters;
- route a request to the appropriate related business when you ask us to do so;
- send requested newsletters or other communications and manage opt-outs;
- operate, secure, troubleshoot, and improve the Site and our business systems;
- prevent fraud and protect legal rights; and
- comply with legal, tax, accounting, and regulatory obligations.
We do not use Site submissions for a proactive land-seller marketing campaign. We may retain and review information about an unsolicited opportunity for the business purposes described above.
4. How We Disclose Information
We may disclose information to:
- Transaction and recovery parties, including title and escrow companies, attorneys, surveyors, contractors, servicers, insurers, and other parties reasonably needed for an existing matter;
- Listing and marketing services when information about land we own or market needs to be displayed publicly;
- Service providers that support hosting, analytics, communications, customer relationship management, data storage, security, and business operations;
- Related companies when needed to fulfill your request or operate shared systems, subject to appropriate use of the information;
- Government authorities or other parties when required by law or reasonably necessary to protect rights, safety, property, or the integrity of a transaction; and
- Successors in connection with a merger, financing, reorganization, or sale of company assets.
We may also disclose information with your consent.
5. Marketing and Communication Choices
We may send communications that you request or that relate to an active matter. Where permitted, we may also send information about company updates or available land. You may unsubscribe from email using the link in the message, reply STOP to an eligible text message, or contact us. Opting out of marketing does not prevent necessary communications about an active transaction or account.
6. Cookies and Similar Technologies
We may use cookies, pixels, and similar technologies to operate the Site, understand usage, protect forms, and improve the visitor experience. Browser controls may allow you to reject or remove cookies, although doing so can affect Site functionality.
7. Data Security
We use administrative, technical, and physical safeguards intended to protect information. No security measure or method of transmission can be guaranteed to be completely secure.
8. Data Retention
We retain information for as long as reasonably necessary for the purposes described above, including transaction administration, recordkeeping, dispute resolution, fraud prevention, and legal compliance. Real estate, servicing, and recovery records may be retained for extended periods.
9. Third-Party Sites
The Site links to third-party websites, including property, mapping, media, and related-company sites. Their privacy practices are governed by their own policies, not this policy.
10. Your Requests and Choices
Subject to applicable law, you may request access to, correction of, or deletion of certain personal information, or ask about how it is used. Applicable state law may provide additional rights. We may need to verify your identity before fulfilling a request, and legal exceptions may apply.
11. Telephone and Text Communications
When a form or other interaction includes consent to calls or text messages, the consent language presented at that point governs. Message and data rates may apply. Consent can be revoked as described in the relevant message or by contacting us. Providing a phone number by itself does not authorize communications beyond what applicable law and the presented consent permit.
12. Children’s Privacy
The Site is intended for adults. We do not knowingly collect personal information from children under 13. If we learn that we collected such information, we will take reasonable steps to delete it.
13. Changes to This Policy
We may update this Privacy Policy. The “Last Updated” date identifies the current version. Changes take effect when posted unless otherwise stated.
